Job Description
The role
We are looking for an experienced Lettings Manager to join the team at avocado Property’s Bracknell office. This is a hands-on role working with avocado’s existing managed portfolio and local landlord base, while helping the wider team provide a responsive and personal lettings service.
You will manage day-to-day lettings activity across Bracknell and the surrounding area, including valuations, viewings, new instructions and tenancy progression. Alongside this core portfolio work, you will provide practical support to self-employed avocado and iad agents in the region who are developing lettings businesses alongside their residential sales activity.
You will work alongside and provide day-to-day supervision to two Property Managers based in the Bracknell office. The role reports to James Rawlinson, Head of Lettings, who is based in our Bishop’s Stortford office and retains overall responsibility for departmental leadership, direction and escalation support.
Key Responsibilities
Valuations & Instructions: Carry out rental valuations/market appraisals, advise landlords and convert suitable opportunities into instructions.
Viewings and Offers: Conduct viewings, provide prompt feedback and negotiate offers professionally.
Tenancy progression: Coordinate new tenancies from agreed offer through to move-in, working with colleagues and established processes to ensure each tenancy progresses efficiently and compliantly.
Property marketing: Ensure new instructions are prepared and launched accurately and promptly, with appropriate particulars and photography.
Landlord and tenant service: Build trusted relationships, respond to queries and help resolve issues in a practical and professional way.
Portfolio activity: Support the healthy development and retention of the local portfolio through good service, referrals, follow-up of enquiries and local opportunities. The role is not solely a cold-prospecting position.
Agent support: Provide practical lettings guidance to self-employed iad agents in the region, helping them progress opportunities and understand the correct process. Complex compliance or policy matters can be escalated to the Head of Lettings.
Team supervision: Coordinate day-to-day priorities for the two Bracknell-based Property Managers, provide support and feedback, and raise resource, performance or operational concerns with the Head of Lettings.
Teamwork: Work collaboratively with the Head of Lettings and wider team, offering reasonable hands-on support during busy periods while maintaining focus on the core responsibilities of the role.
