Job Description
The role
We are looking for an Property Manager to join our Lettings team at the Avocado Property office in Bracknell.
Working with our established managed portfolio, you will help ensure that properties are well maintained, tenancies run smoothly and landlords and tenants receive a responsive and professional service.
This is a varied, hands-on role that requires strong organisation, sound judgement and a practical approach to resolving problems.
The role would suit someone with previous residential property-management experience who enjoys building relationships, managing competing priorities and seeing issues through to a successful resolution.
Key responsibilities
Portfolio and customer management
Help manage a portfolio of residential rental properties.
Act as a day-to-day point of contact for landlords and tenants.
Build positive, professional relationships and keep all parties informed.
Respond to maintenance, tenancy and property-management enquiries promptly.
Maintain accurate and up-to-date records on the company’s property-management systems.
Maintenance and repairs
Receive and assess maintenance reports from tenants.
Liaise with landlords, contractors and tenants to arrange access, quotations and repairs.
Obtain landlord approval for works in accordance with company procedures.
Monitor outstanding maintenance and follow work through to completion.
Escalate urgent, complex or higher-cost matters to the Lettings Manager when appropriate.
Maintain clear records of instructions, approvals, invoices and completed work.
Tenancy management
Communicate with landlords and tenants about proposed renewals, changes and next steps.
Monitor rent payments and follow the agreed process for addressing arrears.
Coordinate check-outs and manage the administrative process at the end of a tenancy.
Support the fair and timely handling of proposed deposit deductions and returns, escalating disputes when required.
Inspections and compliance
Schedule and conduct periodic property inspections.
Produce clear inspection reports and communicate any required action to landlords and tenants.
Arrange gas-safety checks, electrical inspections and other required property certifications.
Monitor compliance dates and take prompt action to prevent certificates from expiring.
Follow established procedures to ensure properties and tenancies remain compliant.
Refer complex compliance questions or concerns to the Lettings Manager or Head of Lettings.
Key responsibilities
